After 43 years in business I decided to retire and elected to relocate to the beautiful Island chain of Vanuatu………situated between Australia and Fiji. The area is serviced by AIR VANUATU whose experienced expat pilots fly late model Boeing 737 aircraft.
My requirements were simple……I needed high technology (internet, digital mobile phones, etc.) safe drinking water, proximity to Australia and New Zealand, tropical climate, friendly locals plus a minimal tax environment.
Vanuatu had all of these.

After settling here I sat round for 6 months or so doing little except enjoying the constant sunshine, snorkeling and water-front restaurants….and…I became somewhat bored.

I needed to do something internet based so I started the Vanuatu Expats Club Newsletter around 2-1/2 years ago. This eventually evolved into offering prime real estate bargains to those interested in purchasing property here.
I set up an arrangement with the largest real estate office in Port Vila (the capital of Vanuatu) whereby they would supply me advance notice of any   “real bargains” that they occasionally listed.  In exchange I would refer potential buyers back to their office. I declined to accept the offered commissions for this as financing for my club newsletter come from subscriptions and it means I can act independently without being accused of “vested interest”.
Over the past 2 years I have purchased two of these bargains for myself and sold them both with an average capital gains of 62%…with NO taxes being applicable.

When these bargains are offered I rush out  and investigate them, take digital pics and immediately (usually the same day) email the details to my subscribers.
So far 26 offshore clients have purchased properties here and all are looking at substantial capital gains.
There is no restriction on who buys property here and when you sell you are free to move your capital back offshore.
All expat land here is leasehold…with a 75 years lease. This presents no problem at all when arranging mortgages.  There is also some discussion about extending this lease to 150 years.

Vanuatu is about to boom…after many years in the doldrums.  Virgin Airlines are starting a regular service (from Australia) early  in 2004.
Cruise boats are arriving in ever-increasing numbers and as the property slump starts to take hold in Oz and NZ we expect a substantial number of investors from these countries to look longingly at tax-free Vanuatu. This is starting to happen already.
Don’t leave it too late if you are seriously interesting in participating in a lifestyle and capital growth arena that others can only dream about !!!
